Listing media that arrives with its own compliance record
Apple Graphic Studio produces listing photos, virtual staging, floor plans and short-form video for US property managers, brokerages and real estate teams — and delivers each one with the disclosure your board requires already applied, the unaltered original archived, and a one-page record you can hand to an MLS auditor. Per-listing work starts at $99 per listing (Listing Launch Kit); ongoing production runs on flat monthly plans at $349, $649 and $1,249 a month, month-to-month with no annual lock-in. Portfolio volume is quoted per portfolio. Standard turnaround is 48 hours.
Built for whoever publishes many listings and carries the liability
Property management companies
Every unit turn is a media job on a clock. If a vacancy costs an owner one to two months of rent, the listing package is not a design task — it is a revenue task with a deadline.
Brokerages
Your agents already use AI photo tools. The board's penalty lands on the brokerage, not the app. You need one gate every image passes through, and a record of it.
Real estate teams
Marketing bottlenecks on one person. When that person leaves, the system leaves with them — unless the system was never a person in the first place.
Who this is not for
Solo agents listing fewer than about two properties a month — the record-keeping overhead will not pay for itself, and the $99 Listing Launch Kit on its own is the better fit. Anyone who wants photos altered to hide a defect, change a room's dimensions, or remove something a buyer would want to see: we will decline the job. Anyone who needs on-site photography — we do not shoot; we work from the files your photographer delivers.
The tooling raced ahead of the record-keeping
AI image editing arrived in real estate faster than the paperwork around it. As of August 2026, publicly reported guidance says California's AB 723 has been in force since 1 January 2026, making non-disclosure of a digitally altered real estate photo a misdemeanour in that state, while MLS boards more broadly enforce disclosure through listing removal of roughly 7 to 30 days on a first offence, escalating to reported fines in the $500 to $5,000 range, ethics hearings or suspension. Several boards are also reported to expect the unaltered original to be retained — commonly two years, three in California — and produced on request.
Nearly every staging tool will generate the image. Almost none of them hand you the thing an auditor actually asks for: the original, the edit, the disclosure that was published with it, and the date. That gap is what this service closes.
Full detail, including what is allowed versus prohibited: Do I have to disclose AI-edited or virtually staged listing photos?
Five steps, and you receive something at every one
Against the four things you would otherwise do
| Option | Produces the media | Applies the disclosure | Keeps the original | Survives a resignation |
|---|---|---|---|---|
| AI staging app | Yes, in seconds | Watermark at best | Your problem | n/a |
| Offshore VA | Yes, variably | If told, each time | In their folders | No |
| In-house coordinator | Yes | If trained | If told to | No |
| Generalist agency | Yes | Rarely asked for | Rarely | Yes |
| This service | Yes, 48h standard | Every asset, by default | Archived and retrievable | Yes — it is a system |
Honest note: if you publish a handful of listings a year, the staging app is genuinely the right answer and we will tell you so.
Who is doing the work
Those numbers are our real estate marketing record. The compliance record service described on this page launched in August 2026 — we would rather tell you that than let four large numbers imply a history it does not have. What we can show you instead.
Apple Graphic Studio is not a law firm and does not provide legal advice.
We produce listing media and keep the evidence that shows how each image was made and disclosed. We apply the disclosure rule your MLS, state or brokerage publishes — we do not interpret it for you, and we cannot guarantee any outcome with a board, a regulator or a court. Rules differ by board and change without notice.
Confirm your obligations with your broker, your MLS and your own counsel before publishing. Everything on this page reflects publicly reported guidance as of August 2026 and is summarised for orientation, not compliance certification. Read the full disclaimer.

Frequently asked questions
That is exactly what this is. Every staged or edited image ships with the disclosure your board expects already applied, the unaltered original archived, and a one-page record showing what changed, which rule it answers, and when.
Route the images through one gate instead of forty. Agents send originals, everything comes back disclosure-ready and on-brand, and the record exists whether or not any individual agent remembered the rule.
In practice the listing and the licence are yours, so exposure sits with you and your brokerage. That is the argument for keeping the evidence yourself rather than trusting a tool's default settings. We are not a law firm and cannot advise on liability; confirm with your broker and counsel.
No. We work from the files your photographer or your team delivers. We produce, disclose, archive and record — we are not on site.
