THE PROBLEM

The tooling raced ahead of the record-keeping

AI image editing arrived in real estate faster than the paperwork around it. As of August 2026, publicly reported guidance says California's AB 723 has been in force since 1 January 2026, making non-disclosure of a digitally altered real estate photo a misdemeanour in that state, while MLS boards more broadly enforce disclosure through listing removal of roughly 7 to 30 days on a first offence, escalating to reported fines in the $500 to $5,000 range, ethics hearings or suspension. Several boards are also reported to expect the unaltered original to be retained — commonly two years, three in California — and produced on request.

Nearly every staging tool will generate the image. Almost none of them hand you the thing an auditor actually asks for: the original, the edit, the disclosure that was published with it, and the date. That gap is what this service closes.
